Rental qualification guidelines
Our standard guidelines generally include at least three years of positive rental history, verifiable combined gross monthly income of at least 2.5 times the monthly rent, a minimum credit score of approximately 660, no eviction history, and background screening that meets the property’s criteria.
Criminal background information is evaluated under applicable law and the property’s screening policy. Meeting the standard guidelines does not guarantee approval. Applicants outside the guidelines may be considered based on the complete application and may be asked for a qualified co-signer, additional security deposit, and/or advance rent where permitted by law. Some circumstances may result in denial.
What is required for a complete application?
- Each proposed resident age 18 or older must submit a separate, fully completed application.
- Application fee: $120 per adult applicant, due when the application is submitted. The application fee is strictly nonrefundable.
- A valid form of identification and proof of income.
- Three years of residential history and contact information for rental references.
- Any required move-in deposit used to hold the apartment while the application is reviewed.
An application is not considered complete and will not be processed until every required application, signature, fee, deposit, and supporting item has been received. Completed applications are processed in the order received. Missing, inaccurate, inconsistent, or false information may delay processing or result in denial.
Move-in deposit and application decision
A move-in deposit paid before lease signing to hold an apartment is not yet a security deposit. If the application is approved and the Lease Contract is signed by all parties, the move-in deposit is credited toward the required security deposit. If the application is disapproved, the move-in deposit is refunded as provided in the Application Agreement. If an applicant withdraws, changes their mind, or fails to sign the Lease Contract within the required time after approval, the move-in deposit may be retained as liquidated damages under the Application Agreement.
We will provide an approval or nonapproval decision within the period stated in the Application Agreement after receiving a completed application. Applicants must not assume approval until actual notice is received. The complete Application Agreement governs all deadlines, notices, deposit refunds, withdrawals, and lease-signing requirements.
Application fees and move-in funds
- Lease administration fee: A one-time $25 fee is included in the move-in monies.
- Standard move-in amount: First month’s rent plus a security deposit equal to one month’s rent, along with the administration fee and any other required charges. Final amounts depend on the application decision, property, and Lease Contract.
- Payment of move-in funds: All move-in monies—including first month’s rent, security deposit, administration fee, and any additional required fees or advance rent—must be received as cleared funds by cashier’s check or money order before keys or access devices are provided.
Additional security deposit and/or advance-rent requirements may apply even when the standard guidelines are met, as permitted by law and stated in the approval and Lease Contract.
Pets and assistance animals
Pets
Pets may be permitted subject to property-specific rules. A one-time, nonrefundable $100 pet application fee applies per pet, and monthly pet rent is also required. Applicants who will keep a pet should be prepared for security deposit requirements totaling at least two months’ rent. Confirm the current pet-rent amount and all property-specific rules before applying.
Service animals and other assistance animals
Service animals and other assistance animals are not pets. A person requesting a reasonable accommodation should notify management and provide the information reasonably needed to evaluate the request. When the disability and/or the disability-related need for the animal is not readily apparent, management may request reliable supporting information that reasonably verifies the disability and the need for the specific animal, as permitted by federal and Florida law.
The person requesting the accommodation is responsible for providing responsive supporting information and proof of compliance with applicable animal licensing and vaccination requirements. Management will not request a diagnosis, the severity of a disability, or medical records. For a trained service dog, certification, registration, or medical paperwork is not required; when the disability-related work or task is not obvious, management may make only the limited inquiries permitted by law. An online registration, identification card, patch, or certificate alone is not sufficient verification of a non-obvious disability-related need.
A non-obvious accommodation request remains pending until sufficient reliable information is received and reviewed. A pending request does not automatically classify the animal as a pet. Once approved, an assistance animal is not subject to a pet application fee, pet rent, or an increased deposit based on the animal. The animal’s owner remains responsible for the animal’s care, control, compliance with lawful health requirements, and any actual damage caused by the animal.
